-Initial consultation to determine client needs, priorities and timeline
-Review and determine market value
-Review and discuss agency relationships and relevant disclosures

– Have property professionally photographed
– Professional Videographer featuring the location and specs of property
– “For Sale” sign visibility on the property
– Input listing on Multiple Listing Service (MLS), over 14,000 agents in Greater Vancouver
– Host Realtor/Broker Open Houses / Host public Open Houses
– Offer Twilight tour
ADVERTISING AND SOCIAL MEDIA
-Create custom colour property brochure, customized and tailored to your property
-Featured on Agents website www.MarcoPontillo.com
-Enter property listings on marketing websites including, REW.caRealtor.ca, and much more
-Create and deliver Open House invitation by e-mail marketing
-Create social media designs; post to Facebook, Instagram, Google +, and other social media avenues
NETWORKING
-Promote to agent network; Sutton West Coast realty 19 Brokerages +
-Promote within neighbourhood, past clients, and potential buyers
-Promote to buyer agents, other brokerages in the area
ONGOING WORK ETHIC 
– Schedule showings and show property to potential buyers
– Communicate updates to sellers on a regular basis, and share activity feedback and comments
– Continues tracking of market conditions, sharing results, discussing competition
– Give updates on activity, number of online hits, clickthroughs of online and social media advertising
NEGOTIATE OFFERS/ACCEPTANCE
-Schedule offer presentation with seller
-Present and discuss in detail every offer
-Explain and discuss terms and conditions of the contract
-Negotiate the best terms, the highest price possible on behalf of the Seller
-Negotiate Completion, Adjustment, Possession dates
ACCEPTED OFFER 
– Coordinate and confirm all inspections, bank appraisals and construction details with the seller
– Strive to resolve problems and challenges relating to the property condition
– Coordinate and receive subject removal and deposit check for the SOLD property
FACILITATE THE SOLD PROPERTY
– Conveyance to complete all paperwork
– Sutton West Coast Realty will convey the paperwork to the chosen Notary or Lawyer
– Hand over the keys on Possession days to the new buyers
